This website is an information resource. It describes our research and advisory service, publishes research articles, and links to calculators and tools.

Everything on it is general information, published for a general audience. It is not tailored to your circumstances, your finances, or any specific property, and reading it does not create an advisory relationship between us.

Our paid consultation is provided under a separate engagement agreement between you and us. We are a research and advisory practice, not estate agency representation, and we do not earn a transaction commission on your purchase. You contact listings, view properties, decide, negotiate, and transact directly. Our role is to give you evidence and a reasoned view. Every decision remains yours.

Our recommendations reflect the data and assumptions available at the time we make them. Markets, listings, and regulations move; we are not obliged to update past work after an engagement ends unless the engagement agreement says so.

Our analysis draws on third-party sources, including public transaction records, government data, and market listings. We take care with that data, but we do not control it and cannot warrant that it is complete, current, or accurate. Public records are reported with a lag and may be revised.

Estimates produced by our models — including any indication of whether an asking price looks high or low — are analytical opinions derived from comparable evidence. They are not appraisals, not lender valuations, and not a substitute for either. Actual transacted prices may differ.

Calculators and tools linked from this site are for illustration. They use simplifying assumptions and published rates that can change without notice. Confirm any stamp duty, loan, or eligibility figure with IRAS, your bank, or your lawyer before you rely on it.
